How to Find a Building that Doesn't Exist

A wholly-owned Long Island subsidiary of a Fortune 500 company needed to consolidate its operations from four separate offices and plant facilities. The parent company was quite specific as to the size, budget, and image of the new facility. A build-to-suit was not an option, and a cadre of real estate brokers had been unable to find the right building. HUNT developed a plan to systematically canvass the owners of suitable buildings on Long Island. A 65,000 square foot facility with an owner who would consider selling was located, and successful negotiations were concluded. The building that was never on the open market has been occupied by our client for over 15 years!

The Case of Impossible Negotiations

The owner of a large industrial building on 10 acres had been negotiating unsuccessfully for two years with a large regional shopping mall that was located adjacent to his property. The shopping mall wished to convert the industrial building into an ancillary center for a supermarket and a large home furnishings chain. HUNT was employed, and at our suggestion, a full-blown marketing plan was developed and implemented for all potential uses of the property. Net result: Our client received an additional $700,000 a year over the highest offer he had received directly from the shopping mall.

A Vandalized Eyesore Disappears for a Profit!

The corporate owner of a forty-year old, two-story industrial building had spent several years marketing its former headquarters that over time had increasingly become a vandalized eyesore. While the property fronted on a major thoroughfare, the plot of two acres was too small for any significant retail development. As their Corporate Representative, HUNT established a systematic marketing plan that included the concept of assemblage with adjoining properties to create a plot large enough to allow retail development. Although a large price had to be paid for an additional acre, it was financed by the ultimate user of the property, a supermarket chain, and our clients now collect over $300,000 a year net income as a result!
